The long-delayed Supertech Supernova project in Noida Sector 94, which has stood as an incomplete concrete monument of broken promises for over a decade, is finally seeing a major push toward completion. This massive mixed-use development represents the unfulfilled dreams of hundreds of homebuyers who invested their hard-earned money. At the heart of this project is the Spira Tower, proposed to be Noida's tallest skyscraper with an 80-story structure soaring to a height of 300 meters (984 feet). To revive the stalled project and complete this landmark building, the Supreme Court-appointed Empowered Committee has initiated a search for a new real estate developer, officially inviting Expressions of Interest (EOI) from experienced industry players.
Noida's Tallest Spira Tower and the Supernova Project
Launched in 2012, Supertech Supernova in Sector 94 was envisioned as a self-sustaining mixed-use development, practically functioning as a mini-township. The grand master plan included premium residential high-rises, luxury hotels, and a sprawling shopping mall. The project comprises four major components: Spira Tower, Nova East, Nova West, and the Hypernova Mall. Currently, approximately 70% of the overall construction work has been completed. Even the iconic 80-story Spira Tower has seen significant progress, with the structural steel and concrete frame built up to 68 floors. However, the entire site fell completely silent in 2024 when the developer, Supertech, plunged into a severe financial crisis, halting all construction activities and leaving buyers in limbo.
Major Step by the Supreme Court-Appointed Empowered Committee
In a decisive move to salvage the project, the Supreme Court of India in December 2025 ordered the extraction of Supernova from the complex insolvency proceedings. The apex court dissolved the existing board and removed the Interim Resolution Professional (IRP), replacing them with a specialized three-member Empowered Committee. This high-level panel is chaired by the former Chief Justice of the Jammu and Kashmir High Court, Justice M.M. Kumar, and has been tasked with the singular mission of delivering the project to homebuyers as quickly as possible. The committee has now called upon reputed developers with an exceptional track record in delivering large-scale residential and commercial projects. The selected developer will not only be responsible for completing the remaining structural and finishing work but will also oversee marketing, unsold inventory sales, and the formal handover of possession to the buyers.
Structural Audit and Verification of Homebuyers
Immediately after taking charge, the Empowered Committee initiated several swift administrative and technical actions. A comprehensive process to verify the credentials of all existing homebuyers has begun. Furthermore, to investigate past financial operations and irregularities, the prominent advisory firm Ernst & Young (E&Y) has been appointed to perform a detailed financial audit. To guarantee structural safety and engineering integrity, the committee decided to conduct a thorough structural audit of the massive Spira Tower and the Hypernova Mall. This critical safety assessment has been entrusted to top-tier national institutions, including IIT Delhi and CBRI Roorkee, ensuring the skyscraper is structurally sound before any further construction resumes.
Relief for Buyers and the 'Zero Period' Benefit
The prolonged delay had placed an immense financial strain on buyers, many of whom have been forced to pay monthly bank EMIs alongside house rents for several years. Recognizing this hardship, the Supreme Court stepped in to provide substantial relief to the aggrieved homebuyers. The apex court ruled that the Noida Authority and lending banks cannot demand any additional charges, interest, or penalties from buyers who have already paid the full price of their flats. By declaring the delay phase as a 'Zero Period,' the court ensured that no new financial liabilities would be imposed on the buyers while the construction is being completed, offering much-needed peace of mind to families waiting for their homes.
