Bollywood actor Hrithik Roshan continues to build a robust income stream from real estate investments alongside his film career. The actor has rented out a prime commercial office space in Mumbai's commercial hub of Goregaon for a tenure of five years. According to recent market filings analyzed by real estate data analytics firm CRE Matrix, the 2,727 sq ft commercial property will generate a total rental income of ₹4.84 crore for Hrithik Roshan over the 60-month lease duration. The deal underscores the Roshan family's ongoing strategy to capitalize on premium commercial real estate assets across Mumbai and surrounding regions.
Goregaon Office Deal Terms and Location Details
The office space leased by Hrithik Roshan is situated on the 14th floor of the E-wing in Lotus Corporate Park, located within the Graham Firth Steel Compound in Goregaon East, Mumbai. Spanning a built-up area of 2,727 sq ft, the commercial premises have been leased to QuantumX Global Private Limited. The official lease agreement between both parties was executed on August 31, 2026. Under the terms of the transaction, the lease officially commences on September 5, 2026, and will remain in effect for a complete period of 60 months. The licensing rights and monthly rent liability kick off from the same date.
The financial arrangement dictates an initial monthly rent of ₹7.30 lakh. In addition to the regular monthly payments, the tenant company has deposited an upfront security amount of ₹43.80 lakh. The contract incorporates a structured escalation clause to ensure steady revenue growth throughout the five-year commitment.
Year-by-Year Rental Escalation Structure
As per the contractual terms, the agreement includes a mandatory 5% annual escalation on the monthly rental rate. During the first year of tenancy, QuantumX Global Private Limited will pay a base rent of ₹7.30 lakh per month. Upon entering the second year, the 5% escalation will raise the monthly rental payout to ₹7.67 lakh.
In the third year, the monthly rent will climb further to ₹8.05 lakh, followed by a fourth-year rental payout of ₹8.45 lakh per month. During the fifth and final year of the lease, the 5% increase will bring the monthly rental charge to ₹8.87 lakh. Cumulatively over the 60-month period, these monthly payouts equal a total rental yield of ₹4.84 crore.
Previous Lease Deal in Andheri West for ₹17 Lakh Monthly
The Goregaon transaction comes shortly after another major commercial real estate deal finalized by Hrithik Roshan in August 2026. Last month, the actor leased out a large 6,000 sq ft office space located on the top floor of Lotus Nilkamal Business Park on New Link Road in Andheri West, Mumbai. That property was rented to Clearsynth Labs Limited for a five-year period.
Data provided by CRE Matrix indicates that the Andheri West commercial unit commands a monthly rental payment of ₹17 lakh. The deal includes exclusive access to 7 dedicated car parking spaces within the complex. The tenant in that transaction deposited a security collateral of ₹68 lakh to seal the 5-year agreement.
Roshan Family's Growing Real Estate Portfolio Transactions
Beyond Hrithik Roshan's individual deals, the broader Roshan family has been executing several property transactions across Mumbai and Pune. On August 24, 2026, filmmaker Rakesh Roshan and his wife Pramila Roshan leased a luxury residential apartment in Juhu's Vile Parle Development Scheme (JVPD). Located on the second floor, the residential unit was rented out for a 3-year term, yielding an estimated total rental revenue of ₹1.89 crore.
Furthermore, earlier in January 2026, Rakesh Roshan completed the outright sale of a land parcel in Pune. The land, measuring 1.09 hectares, was sold for a total valuation of ₹15 crore.
