Between 2021 and 2025, Hyderabad outpaced the country financial capital in total residential property sales value, securing the top position nationwide. This major milestone transforms the southern metropolis into the most valuable and sought-after housing market in the country.

Data compiled by real estate analytics firm CRE Matrix shows that residential property sales in Hyderabad reached a massive total of 4,77,977 crore rupees during the five-year timeframe. Meanwhile, Mumbai dropped to the second position with total sales amounting to 4,51,811 crore rupees. Real estate expert Dr. Ehsan Khan noted that this prominent southern technology hub now leads the premier property markets across the nation.

The ranking of the top five cities based on total sales value highlighted a clear restructuring of market dominance. The figures positioned the southern hub ahead of traditional power centers, establishing a new order in the national property landscape.
Key drivers behind the unprecedented growth
Several crucial factors fueled this massive surge in property transactions. According to Dr. Ehsan Khan, demand for premium and luxury housing witnessed a massive upswing in the region. The expansion of multinational corporations, technology hubs, and global capability centers across the western corridor locations such as Gachibowli, Hitec City, Kokapet, Manikonda, and Nallagandla drove up the volume of high-earning buyers. Larger apartment sizes, gated communities, and villa projects pushed the overall sales value significantly higher. Furthermore, the outer ring road, robust connectivity, and ongoing infrastructure developments provided strong wings to the city real estate growth.
