IT services provider Genpact has taken a major step to broaden its operational footprint across the National Capital Region by picking up approximately 400,000 square feet of office space in Gurugram. Situated within the ASF Insignia commercial complex in the Gwal Pahari locality, the multi-year transaction is estimated to carry a total value of between Rs 420 crore and Rs 450 crore. The lease represents one of the largest corporate real estate commitments recorded in Delhi-NCR in recent months.
Complete Kings Canyon Building Leased for Operations
Under the terms of this commercial arrangement, Genpact is taking over the entire commercial structure designated as Kings Canyon within the ASF Insignia campus. Spread across roughly 50 acres along the Gurugram-Faridabad Road near Gwal Pahari, the business park has been engineered to support major technology firms and diverse corporate organizations. By occupying an entire standalone building, the enterprise secures dedicated operational control and unified facilities for its workforce.
Capacity for Thousands of Staff and Operational Rollout
According to ASF Group, the newly leased workplace will house a seating capacity ranging from 5,000 to 8,000 professionals. The physical layout is being prepared to support round-the-clock shift cycles required by global technology and process management operations. Commercial activities at the facility are slated to commence in the second quarter of 2027. Bringing thousands of employees together under one roof will allow the business to run large-scale integrated enterprise operations from a single strategic venue.
ASF Insignia Campus and Development Track Record
The 50-acre ASF Insignia business park has an overarching development pipeline planned for approximately 4.5 million square feet of grade-A commercial office space. The campus houses multiple modern commercial towers, including Kings Canyon and Grand Canyon, tailored for prominent IT brands and corporate occupiers. To date, ASF Group has completed and delivered in excess of 5 million square feet of office inventory across Northern India. Prior to the Genpact agreement, flexible workspace operator Smartworks had also leased about 450,000 square feet within the same ASF development.
Rising Corporate Demand for Commercial Space in Gurugram
The transaction comes against the backdrop of sustained leasing activity from major enterprises setting up or expanding business hubs across the regional market. During the first half of 2026, corporate leasing across the entire Delhi-NCR belt reached a total volume of 7.2 million square feet. Gurugram accounted for roughly 45 percent of that cumulative leased area, reinforcing its role as the dominant corporate sub-market. Genpact's significant space commitment underlines how large tech employers continue relying on consolidated mega-campuses across Gurugram.
