Residential property prices along this stretch have skyrocketed by 135 percent over the last five years. Furthermore, fresh housing supply along the corridor is heavily leaning toward larger layouts and high-end luxury segments.

Connecting Mahipalpur in Delhi to Kherki Daula in Gurugram, the 8-lane, 27-kilometer expressway was completed after more than a decade of development. The phased opening of various stretches and its ultimate full operationalization instantly changed the corridor's profile. It provides a direct bypass to the severe congestion frequently witnessed on the older NH-8 route.
Additionally, the expressway dramatically reduces travel times to Indira Gandhi International Airport and Aerocity. Its close proximity to major infrastructure landmarks such as Yashobhoomi (India International Convention Centre), Diplomatic Enclave-II, and planned metro line extensions has significantly enhanced its commercial and residential value.

Rohit Kishore, CEO of Hero Realty, noted that strategic connectivity to IGI Airport, Aerocity, and Yashobhoomi makes the corridor an attractive lifestyle destination with rich prospects for luxury developments.
Sudeep Bhatt, Director-Strategy at Whiteland Corporation, emphasized that modern luxury buyers prioritize larger living spaces and wellness-centric amenities, driving developers to design sustainable ecosystems for long-term value.
Jitendra Yadav, Director at Roots Developers, pointed out that rising household incomes and improved road infrastructure have solidified buyer confidence across emerging micro-markets like Dwarka Expressway.
Manik Malik, CEO and President of BPTP, highlighted that seamless connectivity to Delhi and key commercial zones continues to attract quality-conscious home seekers, citing their wellness-focused developments like Amstoria Verti Greens and Gaia Residences as long-term investments in the corridor's livability.
