Leading real estate giant Lodha Developers has officially marked its footprint in the National Capital Region with a major commercial venture. The Mumbai-headquartered developer has charted plans to build an ultra-premium office complex along the prime Golf Course Road in Gurugram, Haryana. Backed by an estimated capital outlay ranging from Rs 1,100 crore to Rs 1,200 crore, this initiative marks the builder's initial foray into the bustling northern corporate territory.
Alliance with MRG Group and Architectural Scope
The developer set the foundation for this regional push last year by entering into a joint development agreement with MRG Group. Under this contractual arrangement, the partners committed to rolling out two standalone developments in Gurugram, covering both commercial office space and a residential enclave.
Bringing the first part of that pact to life, the company unveiled its flagship business development titled 'Lodha Pantheon'. Spread across an area of 1.2 acres, the upcoming 27-storey tower will encompass a total saleable space of four lakh square feet. Positioned as a Grade A++ commercial asset, the project will offer premier corporate offices directly for outright purchase rather than pure lease arrangements.
Corporate Buyer Trends and Residential Pipeline
Explaining the industry dynamics, Sushil Modi, Executive Director (Finance) at Lodha Developers, noted that strong appetite exists for upscale commercial properties across the city. He observed that several business houses are displaying an appetite for outright acquisition of office assets rather than remaining locked into long-term tenancy contracts.
In parallel, the developer is actively lining up its residential launch. By the fourth quarter of the ongoing fiscal year, the company intends to introduce an apartment community situated along Gurugram's Sohna Road. Management plans to leverage the insights gathered from these twin ventures to evaluate consumer demand across Delhi-NCR before executing a wider expansion roadmap across the broader region.
Robust Sales Bookings and Profit Growth
The builder's entry into northern India arrives alongside healthy balance-sheet performance. During the second quarter of the current financial year, Lodha Developers logged sales bookings of Rs 5,037 crore, reflecting a 10 percent increase over the corresponding period last year. Across the entire first half of the year, cumulative sales bookings moved up by seven percent to touch Rs 9,670 crore. Looking further ahead, leadership has set a target of achieving Rs 24,000 crore in sales bookings for the 2026-27 financial year.
Quarterly profitability showed similar traction, as second-quarter net profit jumped 28 percent to touch Rs 1,013.5 crore, compared to Rs 789.8 crore registered during the prior-year period. Total revenue for the quarter also climbed upward to reach Rs 4,584.9 crore, up substantially from Rs 3,878.9 crore reported during the second quarter of the preceding financial year.
