After a sluggish phase during Shraddh Paksha, the property market in Jaipur witnessed an extraordinary surge with the onset of Navratra. During this festive season, the buying and selling of plots and houses in the capital city of Jaipur registered up to a threefold jump. Sub-registrar offices recorded a massive spike in property document registrations and loan cases over the past 15 days, which has significantly filled the state government treasury.
Registration and Revenue Figures
In the 15-day span of Navratri, approximately 9,000 property documents were registered at the sub-registrar offices, alongside the registry of 6,000 loan documents. This translates to an average daily registration of about 1,000 documents. Driven by this bumper trading activity, the Rajasthan government received a massive revenue of roughly 450 crore rupees.
Urban Expansion and Expert Insights
According to Rajasthan Stamp Vendor Association President Mahesh Jhalani and Advocate Devendra Yadav, this boom is fueled by Jaipur's rapid urban expansion and its evolution as a prominent education, medical, and coaching hub. Compared to the period of Shraddh Paksha, the surge recorded during these 15 days of Navratra was 200 percent higher.
Emerging Tier-2 Real Estate Hotspot
Across the country's real estate landscape, Jaipur has rapidly emerged as a prominent Tier-2 city. According to a report by CREDAI and real estate research firm ‘Liases Foras’, residential property prices in Jaipur registered a Compound Annual Growth Rate of 5.3% over the past 5 years. Data shows that in 2024, a total of 9,758 new residential units were sold in Jaipur, which increased to 10,271 by the year 2025.
Affordable Investment Compared to Metros
According to CREDAI Rajasthan President Ravindra Pratap Singh, buying a house in Jaipur is proving to be a much more advantageous deal today compared to other major metropolises in the country. At present, the average price of a 1,000-square-foot flat in Jaipur is roughly 64.3 lakh rupees. Although this price is slightly higher than in Ahmedabad, it is considerably cheaper than major IT hubs like Bengaluru, Hyderabad, and Gurgaon. This is precisely why local buyers, alongside external investors, are showing immense interest in Jaipur's real estate sector.
