Commuters in Delhi-NCR have a fresh reason to cheer. A new Namo Bharat corridor connecting Ghaziabad to the Noida International Airport at Jewar is now being worked on, with the detailed project report, or DPR, currently under preparation. Once the corridor is ready, the Ghaziabad to Jewar airport journey, which currently takes hours by road, will be cut down to just 50 minutes.
Route length, stations and cost
The proposed corridor is estimated to cost around Rs 20,640 crore and will become the fourth Namo Bharat corridor in the NCR. Spanning roughly 72 kilometres, the route is expected to have about 12 stations. It will directly link Ghaziabad, Noida, Greater Noida and the Yamuna Expressway Industrial Development Authority, or YEIDA, area to the Noida International Airport. The rapid rail is designed to run at a maximum operational speed of 180 kilometres per hour, which will sharply cut travel time compared to road journeys. The corridor will also connect with the Delhi Metro, Noida Metro and other Namo Bharat routes, giving commuters seamless multimodal connectivity across the region.
A growth trigger for Ghaziabad's real estate market
Varun Garg, Director of Cayen Group, says the corridor is not just a transport project but could turn into a major growth engine for Ghaziabad's real estate market. According to him, improved connectivity is expected to benefit both residential and commercial real estate segments significantly. Over the past few years, infrastructure projects such as the Delhi-Meerut Expressway and the Delhi-Ghaziabad-Meerut Namo Bharat corridor have already had a positive effect on housing demand and property values across several parts of Ghaziabad. Garg believes the proposed Ghaziabad-Noida Namo Bharat corridor will further accelerate this growth.
Why Ghaziabad is emerging as a preferred address
Ghaziabad is quickly establishing itself as one of the most preferred residential cities in Delhi-NCR. Relatively affordable housing, better roads, rail connectivity and easy access to major employment hubs are keeping residential demand on the rise. Real estate experts believe the proposed corridor will further strengthen the city's appeal and draw in a larger number of homebuyers.
IT, logistics and retail sectors set to benefit too
Direct and fast connectivity to the Noida International Airport is also likely to benefit Ghaziabad's IT, corporate, logistics, warehousing and retail sectors. This is expected to attract fresh business investment and push up demand for commercial real estate as well. Besides that, quicker and easier travel between Ghaziabad, Noida and Greater Noida will make Ghaziabad an even more attractive residential option for daily commuters. This, in turn, could bring more new projects to several localities and push up property prices further.
Where the project currently stands
At present, both the Ghaziabad-Jewar and the Noida-Faridabad-Gurugram Namo Bharat corridors are at the DPR stage. Once these two projects are completed, the NCR's regional transport network is expected to become significantly stronger, giving a broader push to real estate, industry, employment generation and overall economic growth in the region.
