A recent research study published by Kotak Institutional Equities has shed light on the evolving dynamics of India's residential real estate market, pointing out a steady upward movement in average property values. According to the findings, average residential prices across major Indian urban centers registered a six percent increase on a year-on-year basis during the first quarter of the ongoing fiscal year. However, when compared sequentially with the January to March period, a slight softening or dip in prices was observed. Cities including New Delhi, Gurugram, Noida, Chennai, Greater Noida, and Bengaluru emerged at the forefront of this developmental growth cycle.
Performance Trends in Key Urban Micro-Markets
The analysis from Kotak indicates that multiple residential projects situated across micro-markets like Bengaluru and Gurugram have maintained an impressive compound annual growth rate over the past few years. This consistent performance has contributed significantly to an overall enhancement of asset realization figures within these prominent urban pockets. Industry observers note that sustained buyer interest in these specific regions has helped stabilize property valuations despite broader market adjustments in new supply volumes.
Property Realization Outpaces Sales Volume Growth
Average property realization across major metropolitan markets climbed to nine thousand six hundred and twenty-nine rupees per square foot during the first quarter of fiscal year 2027, marking a six percent increase compared to the previous year. Although this figure reflects a minor two percent sequential decline against the preceding quarter, the higher realization rate successfully cushioned the business against softer sales velocity. Consequently, the total sales value recorded a nine percent year-on-year expansion despite unit sales remaining bound within a narrow band.
Sales Volumes Remain Contained Within Narrow Ranges
Total nationwide residential sales touched forty-four million square feet in the opening quarter of fiscal year 2027, registering a modest three percent annual growth while dropping three percent compared to the preceding quarter. Simultaneously, the launch of fresh residential projects witnessed a sharper contraction, settling at forty-two million square feet, which translates to a fourteen percent annual and sixteen percent sequential decline. The report points out that real estate industry growth over the past two years has been primarily driven by property price appreciation rather than volume expansion, making continuous volume improvement a crucial indicator for genuine consumer demand.
NCR Region Records the Sharpest Dip in Sales Volume
Breaking down regional statistics, the National Capital Region emerged as one of the softer-performing markets concerning sales volume. Residential sales within NCR contracted by twenty-seven percent annually and eight percent sequentially, dropping to twenty-three point five million square feet, alongside fresh project launches totaling twenty-one point two million square feet. In contrast, the Mumbai Metropolitan Region recorded robust sales of forty-one point five million square feet, backed by thirty-three point eight million square feet of new supply. Meanwhile, Bengaluru registered thirty point seven million square feet of sales, and Hyderabad recorded thirty-four point three million square feet alongside a massive fifty-five point five million square feet of new launches.
Inventory Levels and Market Expansion Strategies
Unsold residential inventory across Bengaluru, Hyderabad, and the NCR region witnessed a marginal sequential rise, partly attributed to the continuous introduction of fresh project pipelines. On a pan-India basis, unsold residential stock stood at zero point eight billion square feet as of June 2026, representing roughly one point nine years of inventory based on trailing twelve-month sales data. The study also highlights that overall sales volume in residential real estate has remained confined to a narrow range for three consecutive years, prompting prominent developers to aggressively expand their geographical footprint into new cities to drive market share growth.
Commenting on the broader industry trends, JMS Group Managing Director Pushpender Singh stated, “The persistent rise in residential property values across markets like Gurugram and Noida reflects a profound structural shift rather than a temporary fluctuation.” He added that a key takeaway from the dataset is an eighty basis point improvement in rental yields during the same timeframe, ensuring that buyers do not have to compromise on rental returns while enjoying capital appreciation.
Echoing similar sentiments, BTPT Limited President and CEO Manik Malik observed that modern homebuyers increasingly prioritize locations equipped with robust physical infrastructure, superior connectivity, and thriving social ecosystems, which collectively safeguard long-term property valuations. He noted that steady rental yield improvements demonstrate a healthy balance between genuine end-user demand and investor confidence.
Pioneer Urban Land and Infrastructure Limited Senior Vice President Rishabh Periwal pointed out that while nationwide housing statistics indicate sustained market momentum, his organization remains particularly focused on Gurugram's expanding real estate ecosystem where buyers actively seek out trusted brands offering modern amenities and excellent connectivity.
Outlook for Future Market Momentum
Concluding its analytical overview, the report suggests that while property pricing remains firm across residential segments, sales velocity has not experienced a parallel surge. Established urban centers continue to command premium price points, whereas new project additions and absolute sales numbers have witnessed some moderation. Consequently, real estate developers are expected to adopt a cautious approach toward fresh inventory additions, channeling their investments toward proven markets and high-demand residential projects.
