According to real estate advisory firm Cushman & Wakefield, approximately 2,500 new residential units were launched along the Dwarka Expressway corridor in Q1 2026. This activity positioned it among the most active peripheral residential corridors in the National Capital Region (NCR). Furthermore, data from JLL for Q2 2026 indicates that Gurugram accounted for 45 percent of all new residential project launches across the NCR. A substantial portion of these launches was concentrated along the Dwarka Expressway micro-market.
Developer Perspectives on Integrated Communities
Industry leaders note that development along the corridor has moved past isolated residential towers toward large-scale integrated communities. Amit Modi, Director at County Group, stated, "With 2,500 homes launched in Q1 2026 alone, the area has matured into a self-sustaining residential hub." He added that the market presents an attractive entry point for buyers seeking an evolving location that already features vibrant residential activity.
Echoing these sentiments, Ashwani Kumar of Pyramid Infratech highlighted that buyers currently enjoy unprecedented choices. He remarked, "The corridor has transcended its original identity as a mere transit road. Residential, office, retail, and social infrastructure are growing simultaneously, providing long-term value for home buyers."
Rs 1 Lakh Crore Luxury Housing Pipeline
Looking ahead to the upcoming festive periods and future quarters, developers are preparing massive capital deployments. Around Rs 1 lakh crore worth of luxury housing projects are scheduled for launch in Gurugram during H2 FY2027, with Dwarka Expressway serving as a primary focal point. This substantial pipeline provides prospective homeowners with extensive choices to compare project configurations, layouts, and amenities before committing long-term investments.

Mohit Kalia, Senior Vice President of Sales & Marketing at HCBS Developments Limited, emphasized that the current festive phase offers more than just seasonal promotional discounts. He pointed out, "Buyers can physically witness the emerging residential ecosystem rather than relying solely on promotional brochures." The simultaneous roll-out of multiple projects allows consumers to perform comprehensive site visits, analyze commercial terms, and assess community livability standards firsthand.
