Anyone planning to buy a plot, build a house or invest in land in Kanpur's Narwal tehsil will now have to loosen their purse strings. The district administration has sharply revised the circle rates for three villages, Maharajpur, Hathipur and Fufuwar Suithok, with the new rates taking effect from July 1, 2026. This is the first revision in nearly two years, and in some categories the rates have jumped by as much as 35 percent, a change that will directly push up registry costs, stamp duty and the overall price of buying or selling land in these villages.
Residential land rates rise sharply
According to the new schedule, residential land in Maharajpur and Hathipur located along roads up to 9.15 metres wide now carries a circle rate of Rs 7,300 per square metre, up from Rs 5,250. For plots facing roads between 9.15 metres and 18.29 metres wide, the rate has gone up from Rs 6,050 to Rs 8,400 per square metre.
The steepest increase, however, is in Fufuwar Suithok. Residential land along roads up to 9.15 metres wide there has jumped from Rs 2,650 to Rs 5,000 per square metre, nearly doubling the cost in some pockets. Buying a plot or building a house in this village will now be considerably more expensive than before.
Farmland and commercial rates go up too
The hike is not limited to residential plots. Agricultural land in Maharajpur and Hathipur, earlier priced between Rs 63.60 lakh and Rs 1 crore per hectare, has now been revised to a range of Rs 89 lakh to Rs 1.37 crore per hectare. In Fufuwar Suithok, agricultural land rates have moved from Rs 46.20 lakh to Rs 69.30 lakh per hectare to a new range of Rs 66 lakh to Rs 1 crore per hectare.
Commercial circle rates have been revised as well. Shops and business premises in Maharajpur and Hathipur are now valued between Rs 27,000 and Rs 30,000 per square metre, while in Fufuwar Suithok the range has been set at Rs 22,000 to Rs 24,000 per square metre.
Why the rates were revised after two years
Revenue department officials say market prices of land in these areas have been climbing steadily over the last two years, leaving the official circle rates well behind actual market values. The revision was carried out to bring government rates closer in line with what land is actually selling for on the ground.
ADM Finance and Revenue Vivek Chaturvedi said the necessary revision of circle rates for Maharajpur, Hathipur and Fufuwar Suithok villages in Narwal tehsil has been carried out and the new rates have been issued. These rates came into effect from July 1, 2026.
What it means for buyers now
Anyone preparing to buy a plot, house, shop or farmland in these three villages will now have to pay higher stamp duty and registry charges than before. Those planning to purchase land in Kanpur would do well to factor in the new circle rates before finalising their budget.
