Buying a plot inside Jamui city has turned into a costly affair for ordinary families. Land rates within the town now touch around Rs 90 lakh per decimal, and in some pockets of the city the asking price climbs even higher than that. For most middle class households, that kind of pricing puts homeownership within the city limits almost completely out of reach. Yet a set of localities just outside Jamui's main market offer plots at roughly a third of that price, and none of them sit so far away that daily life in the city becomes difficult.
An affordable stretch outside the crowded city core
Jitendra Kumar, a real estate agent who deals in land in Jamui, says prices in the city's main market area have been climbing day by day, making it increasingly hard for the average buyer to find an affordable plot there. According to him, anyone determined to settle within Jamui should look slightly away from the main market rather than inside it, since rates drop noticeably just a short distance away. He points to Jamui-Sikandra Road as the strongest option currently available for buyers on a budget. Kumar explains that land located past the Bijli Office, just beyond Mahisaudi Chowk, comes at a considerably lower price than land elsewhere in the city.
Buyers who want a plot facing directly onto the main road along Jamui-Sikandra Road can expect to pay somewhere between Rs 30 lakh and Rs 40 lakh per katha. Those willing to move slightly off that main road, onto the link road running alongside it, get an even better deal, with land available there for Rs 20 lakh to Rs 25 lakh per katha. This particular stretch sits barely about 1 kilometre from Jamui market, which means buyers can save a significant amount on the price of land without losing easy, everyday access to the town centre and its markets.
More budget options on the city's outer edges
For buyers open to settling further out on the city's outer edges, Kumar points to Jamui-Malaypur Marg as another solid choice worth considering. Land along this stretch is currently priced at roughly Rs 40 lakh to Rs 45 lakh per katha. He notes that prices keep falling the further a buyer moves along this road away from the city centre, which gives budget conscious buyers even more room to negotiate an even lower rate if they are willing to travel a bit further out.
Jamui-Khaira Road offers a similar opportunity for buyers chasing lower prices without moving too far from the city. Kumar puts land rates on this road at around Rs 50 lakh to Rs 60 lakh per katha, a price that is still considerably cheaper than what buyers would end up paying for a comparable plot inside Jamui city itself.
A practical route to owning land in Jamui
Taken together, Jamui-Sikandra Road, Jamui-Malaypur Marg and Jamui-Khaira Road all work out far cheaper than land within the city's crowded main market. For families who want to live in and around Jamui but find the city centre's prices completely out of their budget, these three stretches present a realistic and practical alternative. They offer the chance of a bigger plot at a fraction of the cost, while still keeping the market, schools and other daily conveniences within a manageable distance.
