Rajiv Gandhi International Airport in Telangana's capital is set to undergo a massive infrastructure upgrade to accommodate rapidly increasing air passenger traffic. Airport management has announced a ₹13,975 crore expansion project aimed at transforming the facility into a major global aviation and economic hub. Scheduled for completion by the financial year 2030-31, this ambition-driven enhancement will boost the airport's overall handling capacity to 51 million (5.1 crore) passengers annually.
Addressing Capacity Limits with Upgraded Infrastructure
Currently spread across approximately 5,500 acres, the airport operates with an annual passenger capacity of 34 million. During FY 2025-26, passenger movement reached nearly 30.48 million, pushing operations extremely close to their peak limit. The newly planned expansion is designed specifically to relieve this operational stress and support long-term traffic demands.
Key developments under this project include the construction of a new modern passenger terminal, an additional runway, and state-of-the-art support facilities. Operations at Rajiv Gandhi International Airport began on 23 March 2008, and it has since grown into India's fourth busiest airport for passenger traffic and aircraft movements. The facility has consistently outperformed initial traffic projections. Beyond bolstering international flight connectivity, the upgrade will provide a substantial push to cargo and logistics handling capabilities.
Real Estate and Economic Growth Across Southern Hyderabad
The announcements have initiated a noticeable economic and real estate boom across southern Hyderabad and its surrounding suburban districts. Neighborhoods such as Shamshabad, Maheshwaram, Shadnagar, Rajendra Nagar, Satamrai, Manasa Hills, and Aramghar are witnessing significant investments in commercial, residential, and industrial construction from prominent national and international developers.
Alongside commercial housing, there is rapid expansion in hotel construction, logistics hubs, and warehousing capacity. Furthermore, the state government is constructing a new High Court complex near Aramghar. The combined momentum of airport expansion and judicial infrastructure is establishing this entire southern corridor as a primary growth driver for the state.
