A high-profile skyscraper rising along the banks of the Yamuna River in Noida Sector 94 has once again captured the public eye under tragic circumstances. The towering structure, situated directly on the Noida-Greater Noida Expressway, made headlines after an individual jumped to his death from its 43rd floor. While previously mired in public controversy due to chronic construction delays, the fatal event has directed widespread attention toward the sheer physical scale and architectural ambitions of this massive urban development.
Uttar Pradesh's Tallest Skyscraper by the Numbers
Rising nearly 300 meters into the skyline, this massive development stands as the tallest building in Uttar Pradesh and the second-tallest completed structure in India. To put its sheer vertical presence in perspective, the tower is over four times higher than the historic 72.5-meter Qutub Minar. Nationally, it is surpassed only by a 301-meter-tall skyscraper built in Lokhandwala. The overall architectural master plan for the development was conceived by the British architecture and design firm Benoy.
The comprehensive project covers an expansive site of roughly 17.5 acres and is engineered to accommodate a total of five distinct towers. Designed around an interconnected common podium framework, the destination is not merely an apartment high-rise; it integrates premium residential suites, private corporate offices, luxury villas, hospitality facilities, and dedicated retail shopping spaces into a unified mega-complex.
Fourteen Years of Construction Turmoil and Corporate Insolvency
Groundwork for the ambitious complex commenced back in 2012, yet the initiative has endured a protracted 14-year construction odyssey marked by operational gridlock. The developing firm, Supertech, abandoned progress midstream after plunging into acute financial and legal distress. Facing serious allegations concerning the misappropriation of 1,500 crore rupees, the real estate builder was subsequently pulled into court proceedings and declared insolvent.
Following the formal start of corporate insolvency resolution processes in 2024, on-site construction work was finally revived. Physical execution of the remaining structures is now being carried out under the direct oversight of the judiciary, providing a structured mechanism to push the long-delayed residential and commercial inventory toward ultimate handover.
Inside the 80-Story Landmark: Layout, Penthouses, and Real Estate Pricing
Original architectural specifications envisioned a 68-story structure, but engineering upgrades expanded the vertical scope to roughly 80 floors. The blueprint designates the 46th through 58th levels for commercial business suites, establishing dedicated office infrastructure well above the surrounding NCR topography. Higher up, the 59th to 66th levels are reserved for expansive residential villas spanning approximately 5,200 square feet each, oriented to deliver uninterrupted vistas of the Yamuna River from their private balconies.
Acquiring real estate inside the high-rise commands a notable financial outlay. Entry-level 1BHK apartments across the tower encompass roughly 600 square feet of built-up area, with market rates commencing at approximately 1 crore rupees, reflecting its positioning among the region's top tier of luxury vertical developments.
