Urban renewal efforts around Mumbai's massive informal settlement have moved to ground execution with the formal Bhoomi Pujan performed on a 22 acre railway plot situated in Matunga. The ceremony marks the start of physical construction for 10,432 modern rehabilitation residences intended for eligible residents of Dharavi, widely known as one of the biggest settlement clusters across Asia. The transformation undertaking is being led by a dedicated project development entity set up under the Adani Group.
Ten High-Rise Towers and Over 1,300 Commercial Units
Execution of this sprawling residential cluster rests with Adani Navbharat Developers Private Limited (ANDPL), the special purpose vehicle established to carry out the Dharavi Rehabilitation Project. The approved layout for the Matunga parcel comprises 10 multi-storey towers. Alongside the 10,432 self-contained living spaces, the layout reserves dedicated room for 1,379 commercial and industrial workshops, safeguarding the unique micro-economies and trade livelihoods that have defined Dharavi for decades.
Speaking at the site ceremony, Pranav Adani, Director at Adani Enterprises, highlighted the human priority behind the transition:
"Every family deserves a home where they feel safe and can plan for the future."Maharashtra's Additional Chief Secretary for the Urban Development Department, Aseem Kumar Gupta, also participated in the proceedings as a special guest.
350 Square Foot Layouts and Phased Resident Allocation
Each household declared eligible under state rehabilitation criteria will receive an apartment offering 350 square feet of usable carpet area. Relocation and possession will follow a tiered priority calendar. Qualified occupants identified from Dharavi's Sector-1 and Sector-6 will be among the early beneficiaries moving into the Matunga premises. Following this first phase, around 4,500 additional apartments will be earmarked and distributed to other qualified residents based on established priorities.
Dedicated Social Spaces and Civic Amenities
Planners have incorporated modern communal infrastructure into the layout to foster community life. The residential high-rises in Matunga will integrate specialized podium gardens, early childhood learning centers and kindergartens, community halls for neighborhood gatherings, and landscaped public seating arrangements. These amenities aim to provide cleaner, safer surroundings for families and younger generations stepping into organized urban living.
Self-Sustaining Operations and a 10-Year Maintenance Guarantee
To avoid upkeep decay after handover, the developer has introduced an internal revenue generation mechanism. A specific 10 percent quota of commercial floor space within each building will be kept aside to generate recurring funds for community infrastructure repairs. Furthermore, Adani Navbharat Developers Private Limited has committed to managing and funding the full upkeep of the towers, common areas, and shared utility systems for the initial 10 years following property handover.
