According to the regulatory data, Ultra High Net Worth Individuals have poured record amounts of capital into the Indian property market during the 2025-26 period. An 84 Percent Year-on-Year Surge
Statistics provided by SEBI indicate that investments channeled into real estate through Alternative Investment Funds expanded by approximately 84 percent within a single year. While the total investment stood at Rs 69,896 crore during the 2024-25 fiscal period, it escalated sharply to Rs 1,28,937 crore in 2025-26. This translates to an extraordinary addition of roughly Rs 60,000 crore into the real estate ecosystem in just twelve months, setting an unprecedented benchmark.

In response, investors redirected their capital toward more stable, long-term asset classes where real asset value remains secure and consistent income potential is assured. Because real estate satisfies both criteria, affluent investors have progressively expanded its weightage within their investment portfolios.
Diversification Beyond Residential Housing
This capital expansion is not confined strictly to residential housing projects. Major metropolitan centers across the nation have witnessed robust demand for Grade-A office spaces, the expansion of Global Capability Centers, fresh corporate leasing by IT and financial institutions, as well as investments in warehousing, logistics parks, and modern data centers. Simultaneously, sustained demand for premium and luxury housing segments has imparted fresh momentum to the residential market.
Infrastructure Growth Driving Regional Hubs
Rapid infrastructure advancements across major urban centers such as Delhi-NCR, Mumbai, Bengaluru, Hyderabad, Pune, and Chennai, including newly developed expressways, extensive metro networks, modern airports, industrial corridors, and smart city initiatives, are continuously strengthening the intrinsic long-term value of real estate assets. Areas like Noida, Greater Noida, Gurugram, Ghaziabad, and the Yamuna Expressway belt are particularly emerging as vital growth engines for investors.

Sahil Agarwal, CEO of Nimbus Group, noted that the growing inclination of major investors toward real estate proves the sector has evolved beyond mere capital appreciation into a robust vehicle for regular income and long-term stability. Strong demand for luxury housing and high-quality commercial assets has reinforced institutional trust, particularly in prime markets like Delhi-NCR, Mumbai, Bengaluru, and Hyderabad.
Amit Modi, Director of County Group, stated that the Indian real estate market has firmly established itself as a mature investment destination. Data from regulatory authorities demonstrates that high net worth investors view real estate as a secure and stable yield-generating alternative despite prevailing global uncertainties.
Yash Miglani, MD of Migsun Group, added that the sector has transitioned from a traditional asset class into the most dependable medium for long-term wealth creation. An 84 percent annual growth in investments by ultra-high-net-worth individuals underscores strengthening institutional trust.
Kushagr Ansar, Director of Ansal Housing, observed that investors are actively prioritizing real assets over short-term market volatility.
