The Reserve Bank of India (RBI) Monetary Policy Committee (MPC) has concluded its latest review meeting. Despite consumer prices climbing in the wake of the ongoing Russia-Ukraine war alongside surging global crude oil prices, the central bank decided once again to hold interest rates steady. The repo rate remains unchanged at 4%, while the reverse repo rate stays at 3.35%. Alongside holding rates, the central bank maintained its accommodative monetary policy stance. Industry specialists and market analysts have offered their assessments of the committee's decision across major investment and borrowing avenues.
Policy Transition and Revised Projections
Nish Bhatt, Founder and CEO of investment consulting firm Millwood Kane International, observed that the monetary policy announcement contained no immediate surprises. He noted that policy rates have now remained unaltered for the eleventh consecutive review. At the same time, the central bank outlined a visible pathway toward winding down its prolonged accommodative measures, indicating that controlling inflation will become the primary objective going forward.
Market indicators reacted quickly to the projected end of easy monetary conditions, pushing the 10-year benchmark bond yield to a multi-year peak. Managing the withdrawal of excess banking liquidity is anticipated to introduce near-term volatility. In response to these evolving economic headwinds, the central bank revised downward its economic growth forecast for FY23 to 7.2%. Concurrently, its inflation projection was raised substantially to 5.7% from the earlier expectation of 4.5%. Central banks across global jurisdictions are prioritizing inflation containment, systemic liquidity unwinding, and sustainable economic expansion.
Housing Market Dynamics and Homebuyer Relief
Addressing the development, Anuj Puri, Chairman of ANAROCK Group, indicated that the real estate sector had actively prepared for an upward revision in the policy repo rate. The decision to maintain existing levels offers meaningful support to retail borrowers seeking home financing. Developers continue to face elevated input expenditures, making a rise in finished property values increasingly unavoidable across key markets.
Local factors have further added to overall acquisition expenses, with real estate purchases in Maharashtra becoming 1% costlier due to the implementation of the metro cess from this month. Under these challenging conditions, a concurrent jump in lending rates would have created a sharp obstacle for prospective property buyers. The decision allows buyers to continue securing financing at borrowing costs hovering near decade lows. With everyday living expenses climbing notably following the onset of the conflict in Ukraine, the proactive rate stance serves as a crucial cushion for preserving housing affordability across the country.
